For a straight forward sale or purchase, it takes on average 6-8 weeks, dependent on other factors such as return of property searches, replies to enquiries and other parties in the property "chain".

At Formby Law we have a dedicated team specialising in New Build properties.
We have experience working with the big developers as well as with smaller, bespoke developers.
We assist with the Forces Help to Buy Schemes, Help to Buy ISA Scheme and Shared Ownership. We appreciate that these schemes can be daunting for the first time buyers they are open to, and offer a personal, dedicated approach to our clients to guide them through the process. We also deal with Part Exchanges and related sales.
We understand the pressures clients have with regards to reservation timescales set by the developer and have a good working relationship with both the developers and their solicitors to ensure that we do everything possible to adhere to these timescales.

Wills - Probate - Lasting Powers of Attorney
Let us help you plan and prepare
Wills
Our experienced team can help you write your will to ensure your final wishes are effected. In addition to Wills we can also assist with Codicils, Trusts and Declaration of Trust.
Probate
Probate is the legal authority granted to executors to deal with someone’s property, money and possessions (their ‘estate’) after they have passed away. If there is no will the authority granted to administrators is called ‘Letters of Administration’. Together these are known as ‘Grants of Representation’.
We can assist with:
- Applying for a grant of representation
- Notifying and settling utilities and other financial obligations
- Notifying banks, insurance and pension providers and dealing with HMRC concerning any Inheritance Tax liability and drafting and filing IHT tax returns
- Collecting all assets of the estate

Lasting Powers of Attorney
A lasting power of attorney (LPA) is a legal document that lets you appoint one or more people (known as ‘attorneys’) to help with your financial decisions or to make decisions on your behalf.

Court of Protection
If someone loses mental capacity and they have not made Lasting Powers of Attorney it will be necessary to apply to become that person’s Deputy to look after their finances. We can help you make that application.
How long does it take?
Timescales
Making a mirror will usually take about 4-6 weeks, whilst setting up an LPA can take up to 20 weeks. Probates vary and depend on the complexity of the affairs.
